Very clean room, and very comfortable bed, Spotless, modern bathroom.Very good breakfast with plenty of choice. Quiet location with free and safe parking but only a short distance fom Leeds centre.

Friendly staff at breakfast double room was small but comfortable front garden was nicely laid out and with a nice spring day was somewhat calming.
Being new to Leeds no one upon checking in knew of any places to eat in the area on a Saturday night. The bathroom in the twin room was rather dated. The pipework kept two in our party awake.

Cliff Lawn hotel is a real little gem. A lovely old house that has been converted into a hotel. It in a quiet location but just a short distance from the centre of Leeds, 5 mins by taxi. The room was spacious with a good bathroom and very clean. The staff were very welcoming and helpful. The cooked breakfast was good in the morning too. We were very impressed with Leeds for a w'end city break great shopping and dining out and it has a thriving night life. It was also very clean and everybody was very friendly and polite.

Cliff Lawn provided a warm, efficient hotel service for a family group visiting the University. The room was modern clean and well appointed, the bathroom was modern and the area was quiet with good hotel grounds free parking. The breakfast buffet and cooked meal was provided swiftly and those that wanted a lighter breakfast could have what they wanted. The welcome and management were pleasant and welcoming throughout even though the hotel was full during a busy time. Handy for walking to the University and accessing the centre of town and shopping facilities.
The exterior of the hotel looked a little neglected, a pipe was dripping. The windows in the bedroom had to be propped open with a doorstop and need fixing. There was a strong smell of frying in the hotel in the morning which could be un pleasant. This needs better ventilation.

Small hotel but excellent rooms and great breakfast, the smoked salmon and scrambled eggs were delicious. Helpful staff sorting taxis to city centre and attentive at breakfast. Don't rely on sat nav directions as you end up at the back of hotel.
only small point , the tv was high on the wall so got stiff neck but otherwise ok.

We thought that this was a lovely hotel in a beautiful old house, lovely gardens, plenty of secure parking and felt very secluded. The location of this hotel was great for us. It is only a five minutes walk away from a busy road and easy bus access into the centre of the city yet it is so incredibly peaceful. The buses were frequent and cheap; we got into and out of town for the evening with ease. Inside the hotel the room was spotless, bed linen fresh and comfortable, the bathroom was a modern design with clean lines, big mirror and well lit and flat screen wall mounted tv had free view channels.
The furnture was a bit boring, standard chain hotel stuff and did not enhance the lovely old house. There was no literature around, some local tourist leaflets would have been nice (I love to leaf through these to find places to go) as would some papers in the breakfast room or lounge. The room was very slightly stuffy, we stayed on a very warm night in early July and the windows did not open far enough for us.
